How the holding deposit works

• You pay £300 (one week's rent) to book. The room comes off the site and is held for you for up to 15 days while we check your documents.
• If you do not go ahead, you lose the £300. That is the case if you withdraw, give false or misleading information, fail the Right to Rent check, or do not send your documents and sign within the deadline.
• If we do not go ahead, or do not offer you the tenancy in time, you get the £300 back in full within 7 days.
• If everything is approved, the £300 is taken off your first payment. You then pay the security deposit (5 weeks' rent) and the first month, minus the week you already paid.
• The tenancy is rolling (no fixed end date). To leave, you give at least two months' notice.

If we keep the holding deposit, we tell you why in writing within 7 days. Payments are made only by card through Mate Abode's secure Stripe checkout. Mate Abode never asks for a bank transfer. Full booking policy
