How the holding deposit works

You pay £311.53 (one week's rent) to book. The room comes off the site and is held for you for up to 15 days while we check your documents.
If you do not go ahead, you lose the £311.53. That is the case if you withdraw, give false or misleading information, fail the Right to Rent check, or do not send your documents and sign within the deadline.
If we do not go ahead, or do not offer you the tenancy in time, you get the £311.53 back in full within 7 days.
If everything is approved, the £311.53 is taken off your first payment. You then pay the security deposit (5 weeks' rent) and the first month, minus the week you already paid.
The tenancy is rolling (no fixed end date). To leave, you give at least two months' notice.

If we keep the holding deposit, we tell you why in writing within 7 days. Payments are made only by card through Mate Abode's secure Stripe checkout. Mate Abode never asks for a bank transfer. Full booking policy

Documents

Within 72 hours of our request: proof of ID, proof of income (employment letter, payslips or university letter), bank statements for the last 3 months and the Right to Rent share code if it applies.

Your tenancy

It is an assured periodic tenancy under the Renters' Rights Act 2026: rolling, with no fixed end date. You can leave with two months' notice in writing.

To the best of my knowledge the information I gave is true and accurate. I understand the offer depends on referencing and affordability checks, and I agree to them and to the Right to Rent check. I have seen the room in person or by video, and I accept it in its current condition. I agree my data is used for this booking, as set out under UK GDPR.
